Seaview Bed and Breakfast accommodation is a traditional Hebridean home built in the 1870's from local Ross of Mull pink granite and is the closest en-suite accommodation to the Iona and Staffa ferries. We are a minute's walk from both ferries, and ideally located in the village centre of Fionnphort (gateway to the Sea Kingdom and the Isle of Iona), close to all the local amenities. view from our dining room overlooking the beach and Iona
We are a family run bed and breakfast, and John & Jane honour a long tradition of Hebridean hospitality. Every effort is made to make your stay as comfortable, relaxing and enjoyable as possible. Many of our guests tell us that it is reassuring to find on their arrival here at Seaview that not only do we meet their expectations but we exceed them as well, and our website accurately reflects what we say we can and will offer our guests. We look forward to helping you get the most from your stay.

Seaview is situated between The Ferry Shop & Post Office and The Keel Row restaurant and pub. The bus stop is one minute’s walk away and you can park your car on our private off-road car park in front of the house. Through the windows, you can gaze for hours upon the white sands of the beach below and across the azure blue waters of the Sound of Iona to the historic Iona Abbey and Treshnish Isles beyond.

Seaview is a 'Visitscotland' quality assured bed & breakfast accommodation provider and has been established since 1990; in August 2005 (and again in 2007) Seaview received the Gold Award from the Green Business Tourism Scheme in recognition of our excellent environmentally and ecologically friendly business practices.

Our five “island” bedrooms, Staffa, Soa, Lunga, Iona and Erraid are all individually furnished and decorated providing all the home comforts you would expect, and, if the weather turns a little stormy, then you are welcome to spend the day in our sitting room gazing across the Sound of Iona to the Abbey and Treshnish Islands. The sitting room also hosts a fine library of Scottish, Mull and Iona books and guides.

If you know the story of Fingal the giant, who strode from the giants causeway in Ireland to our nearby magical Isle of Staffa, then you will know of our very own legendary FINGAL’S BREAKFAST remembered and enjoyed by all who pass this way.

Our hearty, scrumptious breakfasts and seasonal specials are without a doubt the perfect start to the day, designed to set you up for hours of exploration, discovery and adventure on this wondrous magical island of Mull.

Evening meals are served at Seaview throughout the Spring, Autumn and Winter months - traditional, wholesome, delicious, home cooked food using fresh, local and seasonal produce. As part of our Green Business ethos we use local organic food whenever possible and believe in supporting our farmers and crofters, fishermen and other food producers on the island. This helps to reduce our carbon footprint and cuts down on 'food miles' which in turn means that the food is fresher and tastes much better. Our specialty is Seafood Dinners - quoted by one guest on tripadvisor.com 'as one of the best he had in Scotland' - and having dined at two of the best seafood restaurants in the whole of Scotland this guest claims we were better! Our seafood is locally caught, available by request and subject to the day's catch at the pier. Between 1 May and 31 August, evening meals are available from either the pub and restaurant next door or other good restaurants in the area which we are happy to recommend and make reservations for you. John is a retired shell and lobster fisherman; weather and time permitting he is happy to take guests around the local coastlines of the Ross of Mull and Iona exploring the hidden coves and idyllic bays in his fishing boat 'Wanderer', perhaps lifting a lobster pot or two to see how crabs and lobsters are caught.

For wildlife enthusiasts (check out our photo gallery), the Isle of Mull is the UK's wildlife capital for sea eagles, golden eagles, puffins, corncrakes, otters, red deer, dolphins, porpoises, whales and seals. The Isle of Mull has an abundance of wild life resident throughout the year as well as migratory birds, with plenty of opportunities to see these beautiful wild animals, sea creatures and birds in their natural habitats.

The Ross of Mull is riddled with hidden treasures such as Lochbuie Standing Stones, Carsaig Arches, Burg Fossil Tree, fossil leaf beds at Ardtun, Ross of Mull Historical Centre, a galaxy of powder white beaches, and throughout are gems galore for the intrepid and less adventurous explorer. Mull is a 'mecca' for geologists and for those of you who just love collecting rocks and pebbles and marveling at how this beautiful island was created then have a look at the GEOLOGY page.

For those of you who love walking, the Ross of Mull has some great walks on offer to suit all abilities. If you love the great outdoors, then this is the place to come. We both love walking and time permitting will spend as much of our spare time out and about - we have walked the walks on this website and can recommend all, some or the odd walk for you depending on your ability, time and the weather. Seaview is also a member of the Walkers Welcome scheme run by Visit Scotland and offer our walking guests all the facilities required to make your stay as comfortable and enjoyable as we can.
